No security deposit is required. You only pay the Groupi service fee, shared with you by your advisor before any pre-reservation and recorded in the agreement you sign with Groupi. This payment confirms the unit pre-reservation and locks in your spot in the group — it unlocks access to your dedicated advisor up to the notary signing.
What is the unique unit reference for?
Every apartment, retail space, office or land plot has a unique reference generated by Groupi (e.g. GRP-CSA-ESS-A12). This reference is not published on the site: your advisor shares it with you privately after discussing your project. You then enter it on the operation page to trigger the pre-reservation and the fee payment.
What property types are offered?
Every type of new-build property is eligible: apartments, retail spaces, offices and land plots. The journey is exactly the same for all — same stock transparency, same unique reference per unit, same Groupi fee structure.
Who can talk to a Groupi advisor?
Before the pre-reservation, the main information is open: active operations, price ranges, aggregate availability, Zoom sessions, open days. The detail of unit references is steered by our team and is not published on the site. Access to a dedicated advisor — who handles your file individually and shares the unit reference with you — is reserved for buyers committed to a pre-reservation.
Is the developer's stock kept up to date?
Yes. For each operation, we sync the developer's stock with their references. Aggregate availability (free, pre-reserved, sold) is shown in real time on the site; detail by reference stays confidential and managed by your Groupi advisor to protect the developer's commercial confidentiality.
How many buyers in a Groupi group?
Our groups are deliberately limited — the number of buyers is calibrated operation by operation depending on the developer's stock and the size of the program. This format lets us negotiate volume terms while keeping personalised support and direct exchanges between members.
I live abroad (MRE), can I take part remotely?
Yes. An MRE-support option lets a Groupi advisor handle the entire file remotely: virtual tours, recorded open days, plan sharing, notary coordination. No mandatory trip to Morocco before the notary signing.
What recourse if the project is cancelled?
If the developer cancels the operation, the Groupi fees already paid are fully refunded. If you decide to withdraw after pre-reservation, any refund follows the conditions specified in the agreement you signed with Groupi.
